TOWNHOME RENTAL POLICIES

General

Prices shown do not include tax. Your deposit and final bill will include these taxes (10.3%).

Guest Responsibility

Guests are fully responsible for all charges and fees incurred by those people occupying the rented room(s) that they have registered and signed for. Any excessive damage or cleaning needs will be documented and charged at $42 per hour & item cost. Your respect of each unit is greatly appreciated.

Minimum Age Requirements

Contract signor must be at least 21 years of age* or over, provide valid identification & occupying rented unit. *Memorial Day Weekend: Contract signor must be 30 years of age or over.

No Street Parking

Each unit has a garage and driveway for vehicle parking. Street parking is not permitted. If you have extra cars, there is overflow parking at Wapato Ridge.

Housekeeping Service

Each WR Condominium has its own washer and dryer for guests laundry needs. Daily maid service is not provided, but may be available for an extra charge. Please check with MVL office for rates and availability. For rentals over two weeks, the unit will be cleaned in the middle of your stay.

Repair Needs

It is the guests’ responsibility to report any malfunctioning appliance and/or broken equipment or furnishings to the MVL staff. In the event of a malfunctioning appliance (TV, dishwasher, AC, etc.), MVL/WRR staff will make all possible efforts to see that repairs take place in a timely manner during your stay. There will be no refunds for inoperative appliances that were reported and repaired in a timely and appropriate matter.

Hold Harmless

In the event “Renter” or Guests suffer personal, physical or property damage or any injury or loss: The “Renter” and his/her guests agree to indemnify and hold harmless the Wapato Ridge Resort personal property owners and Mountain View Lodge owners and Staff, as management agents of said property, from and against all claims, demands, loss and liability of any kind and character, including the cost of defense, arising out of or in any way connected with the renters use of the property.

No Time Exceptions

Renters check-in at the front desk of the Mountain View Lodge. Arrivals later than seasonal office time should make arrangements through the office. Checking out after 12:00 pm may result in the loss of your damage deposit and possibly an additional day’s rental charge! Because of our tight cleaning schedule, check-out times are strictly enforced.

Check-in Procedures

Check in begins at Mountain View Lodge & Resort, which is right next to Wapato Ridge. The front desk will provide you with two keys to your condo and one garage door opener. They will go over your contract and file one last time, take the $500.00 safety deposit, and answer any questions you may have. Wapato Ridge is a gated community and you will be unable to enter the area until you visit us at the front desk.

Check-out Procedures

Renter agrees to follow minimal check-out procedures which include garbage and debris (inside and outside the home) removal to outside dumpster near the Sport Court and leaving the kitchen clean with all dishes put away. It is not necessary to strip the beds or remove linens. To ensure the safety of the owners and future guests, all keys and garage door openers must be returned. Any items of note should be reported to the MVL office immediately, but no later than check-out.

If not followed, garbage removal and kitchen cleaning will be charged at $25.00 each. Excessive carpet cleaning will be charged a minimum of $50; professional carpet cleaning may result in a fee up to $300. Failure to return keys or garage door opener will result in a charge of $250.00 to re-key the home. Excessive property cleaning or damage will result in a minimum 1 hour labor charge at current labor rate; replacement costs of any item will be paid by Guest. Any applicable charges will be deducted from your damage deposit, and your signature on your contract agrees to full payment for any charges over deposit amount.

Rent & Deposits

Units based on availability |  All rates are plus tax

Unit Rent

Reservations will be confirmed with the payment of the first nights rent, which is due within 14 days of booking, and the balance is due 30 days prior to your arrival. If we book your reservations within 30 days of your arrival, final payment must be made at the time of booking. Rent may be paid by Visa, Mastercard, Discover, American Express, check, travelers check or money order. If a credit card is used to pay your rent, you must bring the card with you so that we can make an imprint and get a verification signature at check-in. During the summer rental season a minimum 3 night stay is required with a surcharge of $50 per night, if less than 3 nights are approved.

Rental Agreement

In addition to the payment schedule required for rental confirmations, your signed rental agreement is required prior to taking occupancy of your rental property. Specifically, your signed rental agreement must be returned within 14 days of booking your reservation. Guests will not be allowed occupancy without this document. Mail, e-mail, on-line and FAX are all acceptable forms of getting this important contract back to us in order to ensure your reservation.

Advanced Deposits

All Seasons: $500 deposit per unit
A credit card authorization will be required upon check-in to cover any damage that might occur during your stay. This deposit may be used for any excessive cleaning fees, damages and for any late check out complications. Renters (Guests) are responsible for any damage caused by anyone in their “party” during their stay. Liability is NOT limited to deposit amount and Renter understands and agrees to pay any additional cost for repairs or replacement of damages. This deposit does not apply toward rent. Deposits can be made with a Visa, Mastercard, American Express or Discover card. If you are unable to provide a Major Credit Card, you may leave $500.00 cash or money order which will be returned to you, less any deductions if applicable, within 14 days of your departure.

TOWNHOME RENTAL POLICIES

Cancellation

Prior to rental due date

Cancellations made after the deposit has been received, but before the rental due date (30 days prior to arrival) will be charged a $50 cancellation fee.

After rental due date:

Cancellations made after the rental due date (within 30 days prior to arrival) will be handled in the following manner:

  • A. If you find someone or we re-book your dates, we will refund your rent and damage deposit, less the $50 cancellation fee.
  • B. If you find someone or we re-book part of your dates, we will refund your rent for those days that rebooked and refund or return your damage deposit, less the $50 cancellation fee.
  • C. If your dates are NOT rebooked, we will refund or return your damage deposit, but, you will lose your rent.
  • D. Any monies due from MVL/WRR to Guest will be promptly returned within 14 days of original departure date.

Non-Confirmation:

If final payment has not been received at least 30 days prior to arrival, MVL/WRR staff will make every attempt to contact pending guests via methods that have been previously communicated by guest. If communication is unsuccessful within 5 days (25 days prior to arrival), it will be assumed by both parties that the rental agreement has been cancelled by guest and staff will proceed with cancellation procedures (“within 30 days prior to arrival”).

TOWNHOME RENTAL POLICIES

Nuisance, Personal Decorum, and Law

Wapato Ridge is primarily a family-oriented community. 

Respect a Quiet Attitude:

Because WR is primarily family oriented, and because it is the right of owners and guests to expect to use the property in quiet enjoyment, it is asked that everyone respect a general “quiet attitude”, showing respect for the rights of others and exercising reasonable and controlled behavior when using the Common Area Facilities. All gatherings in units should be (quiet) by 10:00pm. Large receptions and “parties” are discouraged and guests not adhering to these rules may be evicted.

Common Areas:

“Common areas” that are closed and locked may not be entered under any condition. Guests are expected to follow all posted rules of the Wapato Ridge property and may be fined or prosecuted if found breaking posted rules. Jumping over the fence of the pool area is considered TRESPASSING and can result in fines, jail or probation. In addition to endangering the rider, riding the entry gate will be considered vandalism and the rider may be subject to prosecution. Bringing any glass or other breakable items into the pool area endangers all swimmers, sunbathers and the pool/machinery itself and will be subject to fines. 

    Street Fire Lane:

    The “street” is actually a legal Fire Lane and its space must be preserved for safety. Street “parking” is not permitted; unloading is allowed. There are 3 “overflow” parking areas for guest needs.

    Mandatory Fines:

    A mandatory fine of $250 will be charged to the Guest OR issued credit card for Damage Deposit for any and all “jumpers,” “fence riders,” or those with “glass” in the pool area. In addition, guests may be evicted and charges may be filed by the Wapato Ridge Homeowners Association.

    Eviction Forfeiture:

    If evicted, any deposits, cancellation fees, or payments of rent will be forfeited by Guest.

    The home owners and their Association, guests of Wapato Ridge Resort, and the staff & Management of Mountain View Lodge & Resort sincerely thank you in advance for your respect and consideration.

    TOWNHOME RENTAL POLICIES

    Occupancy

    Per Chelan County code, vacation home rentals have specific occupancy limitations that are strictly enforced.

    Occupation Limits:

    Per Chelan County Code, vacation rental homes are allowed 2 people per bed room + 2 additional; children under 12 do not count.

    Exceeding Limits:

    Overnight occupancy shall not exceed your signed Occupancy and Registration ContractTownhomes that are over-occupied are subject to immediate eviction. Evicted guests receive no refund of any rent paid or due.

    Infant Cribs/Play Pens:

    Mountain View Lodge and Wapato Ridge townhomes do not have cribs or play pens. Guests are welcome to bring their own travel carriers for their infants.

    TOWNHOME RENTAL POLICIES

    Pets Not Allowed

    Pets may not be on the property or in your vehicle – No exceptions.

    TOWNHOME RENTAL POLICIES

    No Smoking

    Townhomes are all non-smoking units.

    Strictly-enforced policies:

    Each unit has a balcony outside where you may smoke. Smoking is not allowed on/in any other area on Wapato Ridge property.

    Smoking in any unit or pool area will result in a $250 cleaning fee, plus an additional $250 cleaning fee to restore the condition of the home. Guests who are caught smoking outside, with the exception of the unit’s balcony, can also be fined.

    Smoking includes, but is not limited to: cigarettes, vapes, e-cigarettes, cigars, pipes, etc.

    Marijuana Addendum:

    Marijuana cannot be smoked on Wapato Ridge townhome property. It is illegal to smoke outdoors in Washington State and smoking indoors is strictly prohibited.

    Rooms smelling of marijuana will be charged $250 fee plus an additional $250 cleaning fee to restore the condition of the home.

    Smoking marijuana outdoors may result in police interception and eviction with no refunds for cost of stay.

    TOWNHOME RENTAL POLICIES

    Costs & Fees

    Along with the nightly room rate the Wapato Point Townhomes have additional costs. However, we never charge “Resort Fees,” “Administrations Fees,” or “Registration Fees.”

    Penalty Fees

    Penalty fees are applied when the WR policies and contract are broken. They are written about in more detail in their appropriate sections. Certain fees are created by the Wapato Point Homeowners Association. Fees include, but are not limited to:

    • Lost Keys – $250
    • Professional carpet cleaning – $300
    • Removal of garbage – $25 each
    • Street Parking – $250
    • Pets on the property – $500
    • Pool Fence Jumpers – $150

    Taxes

    Chelan County base “Sales Tax” of 8.3% plus an additional county “Motel/Hotel Tax” of 2% (totaling 10.3% per night) will be added to the nightly rate of each rental.

    Cleaning Fee

    The Wapato Point Townhomes require a one-time $150 fee. There is no tax on this fee and it will be added to each contract payable.

    Long term rentals will include a weekly linen change at $25 per week.

    TOWNHOME RENTAL POLICIES

    Force Majeure

    Management’s Responsibility:

    The management of Mountain View Lodge and Wapato Ridge Townhome rentals will reasonably repair, replace, relocate or compensate for issues occurring within their control during a guests stay. 

    If a property that has been entered into a rental contract becomes un-rentable prior to guests’ arrival for any reason, MVL/WRR staff will immediately notify pending renter and make every effort to place guests in a comparable property. In addition, if a property becomes unusable during a guests’ stay, due to no fault of the guest or guests party, every effort will be made to place guests in a comparable property. In the event that a suitable property is either not available or agreed upon, rental monies for unused reservations will be promptly refunded.

    Natural Disasters/Acts of God:

    Eastern Washington is prone to wild fires. Cancellation policies will not be changed for Natural Disasters or “Acts of God.” If you have concerns regarding the weather or air quality, it might be prudent to wait to complete your reservation until a date closer to your expected arrival. By completing a reservation, you assume full responsibility of its cancellation policies.

    Any force majeure event of nature is not considered within their control and will not be refunded or compensated.
