Guests are fully responsible for all charges and fees incurred by those people occupying the rented room(s) that they have registered and signed for. Any excessive damage or cleaning needs will be documented and charged at $42 per hour & item cost. Your respect of our “home” is greatly appreciated.

Check IN time is 3pm; Check OUT time is 11am.
Online Reservations – ALL Seasons: At time of booking, 1 night stay (per room) is required for all guaranteed reservations. If booking a Wapato Ridge Townhome within 30 days prior to arrival, full balance is due at time of booking, including cleaning fee.
Credit Card guarantee upon arrival. Final payment is due upon check-out. Group rates may be available and group policies must be adhered to. All rates are plus tax. Cancellation policies apply to all reservations. Memorial Day, Fourth of July, Labor Day and Winterfest are all 3 night MINIMUM stay required at SUMMER weekend rates. NO discounts given during the SUMMER season.
Summer Season/Holidays/Festivals/Events: More than 7 days prior to arrival – $10 + tax cancellation fee; balance refunded via original payment process. Within 7 days prior to arrival – guest will forfeit AD equal to 100% of one nights rent (per room).
Fall/Winter/Spring: More than 48 hours prior to arrival – $10 + tax cancellation fee; balance refunded via original payment process. Within 48 hours prior to arrival – guest will forfeit AD equal to 100% of one nights rent (per room).
Promotions: There may be specific cancellation policies for specific promotions. Guests are fully responsible for adhering to all fine print of any special deal or promotion.
Natural Disasters/”Acts of God”: Eastern Washington is prone to wild fires. Our management and staff have no control over the weather or any other natural disaster. Cancellation policies will not be changed for Natural Disasters or “Acts of God.” If you have concerns regarding the weather or air quality, it might be prudent to wait to complete your reservation until a date closer to your expected arrival. By completing this reservation, you are assuming full responsibility for your reservation and its cancellation policies.
Group reservation and cancellation policies differ from individual reservations and will be written separately. Group policies can be found under the group reservations link on the left of the screen.
No show will be charged 100% of the amount of a 1 night stay. In the event of insufficient notice of cancellation, advance deposits will not be refunded.
All rooms have specific occupancy limitations that are strictly enforced. Rates are designated by the published occupancy of individual units and fees may apply for additional guests, if allowed, in any unit whether or not they are provided a cot or roll away bed. Guests are responsible for the additional fees + tax. Guests rooms that are “over-occupied” are subject to immediate eviction. Evicted guests receive no refund of any rent paid or due.
Specific policies can be found in our Pet Policies page and must be adhered to. At Mountain View Lodge pets are allowed ONLY in specific pet designated rooms, based upon availability. Guests with any pet or evidence of a pet in a NON-PET room will be subject to a $250 fine per night.
Mountain View Lodge & Resort is a non-smoking facility. A designated smoking area is provided for those guests who chose to smoke. Smoking is not allowed on/in any other area on Mountain View Lodge & Resort property. We are proud to provide our guests a fully renovated Lodge for your comfort and smoking in any room, room deck area, pool area or pavilion area will result in a $250 per night cleaning fee. We thank you in advance for your consideration of those around you and future guests of the room you are staying in.
The entire MVL property, including the pool, hot tub, Pavilion and grounds are private property. Our property is intended for the use of paying MVL registered guests. We consider this their home away from home and they are our first priority.
Bringing unregistered guests onto the property impacts insurance, staffing and costs of supplies, materials and additional garbage service. During certain seasons or times of day, unregistered guests MAY NOT be allowed. Everyone on the property must be registered.
If you would like to have guests join you, please be sure to speak with a manager or reservationist to if this is an option.
If you have acquired management permission to have additional guests on the MVL property, a reasonable fee will apply.
Unregistered or undeclared guests will be asked to leave the property.
The management of Mountain View Lodge and Wapato Ridge Townhome rentals will reasonably repair, replace, relocate or compensate for issues occurring within THEIR CONTROL during a guests stay. Any force majeure event of nature is not considered within their control and will not be refunded or compensated.
Townhome Policy Overview

Reservations will be confirmed with the payment of the first nights rent, which is due within 14 days of booking, and the balance is due 30 days prior to your arrival. If we book your reservations within 30 days of your arrival, final payment must be made at the time of booking. Rent may be paid by Visa, Mastercard, Discover, American Express, check, travelers check or money order. If a credit card is used to pay your rent, you must bring the card with you so that we can make an imprint and get a verification signature at check-in. During the summer rental season a minimum 3 night stay is required with a surcharge of $50 per night, if less than 3 nights are approved.
In addition to the payment schedule required for rental confirmations, your signed rental agreement is required prior to taking occupancy of your rental property. Specifically, your signed rental agreement must be returned within 14 days of booking your reservation. Guests will not be allowed occupancy without this document. Mail, e-mail, on-line and FAX are all acceptable forms of getting this important contract back to us in order to ensure your reservation.
- Cancellations made after the deposit has been received, but before the rental due date (30 days prior to arrival) will be charged a $50 cancellation fee.
- Cancellations made after the rental due date (within 30 days prior to arrival) will be handled in the following manner:
- A. If you find someone or we re-book your dates, we will refund your rent and damage deposit, less the $50 cancellation fee.
- B. If you find someone or we re-book part of your dates, we will refund your rent for those days that rebooked and refund or return your damage deposit, less the $50 cancellation fee.
- C. If your dates are NOT rebooked, we will refund or return your damage deposit, but, you will lose your rent.
- D. Any monies due from MVL/WRR to Guest will be promptly returned within 14 days of original departure date.
If final payment has not been received at least 30 days prior to arrival, MVL/WRR staff will make every attempt to contact pending guests via methods that have been previously communicated by guest. If communication is unsuccessful within 5 days (25 days prior to arrival), it will be assumed by both parties that the rental agreement has been cancelled by guest and staff will proceed with cancellation procedures (“within 30 days prior to arrival”).
Taxes & Fees
Chelan County base tax of 8.2% and an additional “Special Motel/Hotel” tax of 2% totaling 10.2% per night will be added to the nightly rate of each rental. A one-time cleaning charge of $125 (no tax) will be added to each contract payable. Long term rentals will include a weekly linen change at $25/week. There are no registration fees payable.
All Seasons – $500 per unit
A credit card authorization will be required upon check-in to cover any damage that might occur during your stay. This deposit may be used for any excessive cleaning fees, damages and for any late check out complications. Renters (Guests) are responsible for any damage caused by anyone in their “party” during their stay. Liability is NOT limited to deposit amount and Renter understands and agrees to pay any additional cost for repairs or replacement of damages. This deposit does not apply toward rent. Deposits can be made with a Visa, Mastercard, American Express or Discover card. If you are unable to provide a Major Credit Card, you may leave $500.00 cash or money order which will be returned to you, less any deductions if applicable, within 14 days of your departure.
It is the guests’ responsibility to report any malfunctioning appliance and/or broken equipment or furnishings to the MVL staff. In the event of a malfunctioning appliance (TV, dishwasher, AC, etc.), MVL/WRR staff will make all possible efforts to see that repairs take place in a timely manner during your stay. In addition, it is the guests’ responsibility to be aware that natural “acts of God” (smoke from forest fires, snow, etc.) occur. There will be no refunds for inoperative appliances that were reported and repaired in a timely and appropriate manner or for natural “acts of God” that do not affect the ability to use the property as agreed.
If a property that has been entered into a rental contract becomes un-rentable prior to guests’ arrival for any reason, MVL/WRR staff will immediately notify pending renter and make every effort to place guests in a comparable property. In addition, if a property becomes unusable during a guests’ stay, due to no fault of the guest or guests party, every effort will be made to place guests in a comparable property. In the event that a suitable property is either not available or agreed upon, rental monies for unused reservations will be promptly refunded.
Overnight occupancy shall not exceed your signed OCCUPANCY and REGISTRATION CONTRACT. Per Chelan County Code, vacation rental homes are allowed 2 people per bed room + 2 additional; children under 12 do not count.
Smoking, Pets and Parking
Smoking inside the units and pets are absolutely forbidden. Each unit has a balcony outside where you may smoke. Pets may not be on the property or in your vehicle – NO exceptions. Street parking is not permitted. Guests found breaking these rules WILL be charged $250.00 as declared by the Wapato Ridge Home Owners Association AND $250.00 additional cleaning fees to restore the condition of the home, and may be evicted. If evicted, any cancellation fees or remaining rent money will be forfeited by Guest.
Nuisances, Personal Decorum, Respect for the Law
Because WR is primarily family oriented, and because it is the right of owners and guests to expect to use the property in quiet enjoyment, it is asked that everyone respect a general “quiet attitude”, showing respect for the rights of others and exercising reasonable and controlled behavior when using the Common Area Facilities. All gatherings in units should be (quiet) by 10:00pm. Large receptions and “parties” are discouraged and guests not adhering to these rules may be evicted. If evicted, any cancellation fees or remaining rent money will be forfeited by Guest.
“Common areas” that are closed and locked may not be entered under any condition. Guests are expected to follow all posted rules of the Wapato Ridge property and may be fined or prosecuted if found breaking posted rules. Jumping over the fence of the pool area is considered TRESPASSING and can result in fines, jail or probation. A mandatory fine of $150 will be charged to the Guest OR issued credit card for Damage Deposit for any and all “jumpers.” In addition, guests may be evicted and charges may be filed by the Wapato Ridge Homeowners Association. If evicted, any deposits or payments of rent will be forfeited by Guest.
NO TIME EXCEPTIONS, PLEASE. Renters check-in at the front desk of the Mountain View Lodge. Arrivals later than seasonal office time should make arrangements through the office. When checking out, please leave keys and garage door openers at the registration desk. Checking out after 12:00pm may result in the loss of your damage deposit and possibly an additional day’s rental charge! Because of our tight cleaning schedule, check-out times are strictly enforced.
Renter agrees to follow minimal check-out procedures which include garbage and debris (inside and outside the home) removal to outside dumpster near the Sport Court and leaving the kitchen clean with all dishes put away. It is not necessary to strip the beds or remove linens. To ensure the safety of the owners and future guests, all keys and garage door openers must be returned. Any items of note should be reported to the MVL office immediately, but no later than check-out.
If not followed, garbage removal and kitchen cleaning will be charged at $25.00 EACH. Excessive carpet cleaning will be charged a minimum of $50; professional carpet cleaning may result in a fee up to $300. Failure to return keys or garage door opener will result in a charge of $250.00 to re-key the home. Excessive property cleaning or damage will result in a minimum 1 hour labor charge at current labor rate; replacement costs of any item will be paid by Guest. Any applicable charges will be deducted from your damage deposit, and your signature on your contract agrees to full payment for any charges over deposit amount.
There are phones in all units and each unit has its own number. Messages can be left with the MVL office, (509)687-9505, where you may pick them up. Emergency phone messages will be handled promptly.
Each WR Condominium has its own washer and dryer for guests laundry needs. Daily maid service is not provided, but may be available for an extra charge. Please check with MVL office for rates and availability. For rentals over two weeks, the unit will be cleaned in the middle of your stay.
Wireless Internet Access
Wireless internet users are obligated to provide virus and firewall protection for any connected device(s) and hereby assume all risks (including, but not limited to, risks of damage caused by hackers, worms, trojans or viruses) resulting from connecting to or using the wireless network IF it is available. In addition, users of wireless internet access agree not to use this network in any unauthorized manner to download any material (audio, video, photographic, textual or any other format) considered to be copyrighted, pornographic, adult-oriented, hate or spyware in nature.
In the event “Renter” or Guests suffer personal, physical or property damage or any injury or loss: The “Renter” and his/her guests agree to indemnify and hold harmless the Wapato Ridge Resort personal property owners and Mountain View Lodge owners and Staff, as management agents of said property, from and against all claims, demands, loss and liability of any kind and character, including the cost of defense, arising out of or in any way connected with the renters use of the property.
Contractor Minimum Age
Contract signor must be at least 21 years of age or over, provide valid identification & occupying rented unit.
*Memorial Day Weekend stays: Contract signor must follow above requirements AND be at least 30 years of age or over.
Mountain View Lodge & Resort and Wapato Ridge Resort…
takes every precaution to protect our guest’s information.
When guests submit sensitive information via the Mountain View Lodge & Resort website, the information is protected both on-line and off-line. When our registration/order form asks a guest to enter sensitive information, such as a credit card number, that information is encrypted and is protected with the best encryption software in the industry – SSL. Our servers encrypt all of your personal information including: credit card number, name, and address so it cannot be read as the information travels over the Internet. While on our secure-page reservation order form, the yellow lock icon on web browsers like Firefox and Internet Explorer becomes locked, as opposed to unlocked, or open, when you are just ‘surfing’. The locked icon always tells a user they are on a secure page. You will also know your connection becomes secure during the checkout process by seeing the “S” for “secure” in HTTPS://… in your browser’s address block.
While we use SSL encryption to protect sensitive information on-line, we also do everything in our power to protect our guest’s information off-line. All of our guest’s information, not just the sensitive information mentioned above, is restricted in our offices. Only employees who need the information to perform a specific job (for example, our billing clerk or a reservation specialist) are granted access to personally identifiable information. ALL employees are kept up-to-date on our security and privacy practices. Every quarter, as well as any time we add new policies, our employees are notified and/or reminded about the importance we place on privacy, and what they can do to ensure our guest’s information is protected. Reserving a room at the Mountain View Lodge & Resort is absolutely safe. We guarantee, with each purchase you make, any personal information you provide is secure. Under the Fair Credit Billing Act, your bank cannot hold you liable for more than $50 of fraudulent charges. In the unlikely event you are subject to fraudulent charges, as a result of making a reservation through our website, we will cover your liability up to $50. This applies ONLY if the unauthorized use of your credit card resulted through no fault of your own while using the Mountain View Lodge & Resort secure servers, AND providing you notified your credit card provider in accordance with its reporting rules and procedures.
